The pivot of this reform is clear: from January 1, 2027, single-family homes rated F or G will no longer be able to access the MaPrimeRénov' single-task pathway. The government's aim is to push owners of energy-inefficient homes toward comprehensive renovations rather than isolated works.
In practice, F and G homes retain exceptional access to single-task aid until December 31, 2026. So 2026 is the last year for this type of fast-track application on such properties. A draft decree aimed at reducing single-task aid was also due to be presented to the National Housing Council on July 2, 2026.
For installers, the message is clear: the fast, lightly documented single-task model is ending. Large-scale renovation—more complex to set up and track—takes over.
On January 1, 2027, the EPC (Energy Performance Certificate) becomes mandatory to validate a MaPrimeRénov' application. This requirement, postponed to this date, adds an essential supporting document to every request.
Combined with the preliminary interview with France Rénov' and the energy audit required for large-scale renovation, this turns every application into a multi-stage journey that must be tracked flawlessly. A missing document or a non-compliant EPC means rejection or a delayed review.
The 6th period of Energy Savings Certificates (CEE) runs from January 1, 2026 to December 31, 2030. The overall annual obligation is raised to 1,050 TWhc, a 35.48% increase over the 5th period. The volume to produce is soaring—but so are compliance requirements.
Verification rates rise sharply: on-site checks for air/water heat pumps go from 15% to 25% starting January 2026, and contact checks reach 30% in March. Every application must therefore be justifiable at any time.
For agents and delegates, document traceability becomes a direct financial issue: a poorly documented file means a potentially invalidated certificate.
Despite the tightening, several levers remain available to finance large-scale renovations. The eco-loan, an interest-free loan of up to €50,000, can be combined with MaPrimeRénov' and is extended until December 31, 2027.
The 2026 finance act also extends the doubling of the property-deficit ceiling until December 31, 2027, allowing landlords to deduct up to €21,400 per year. On the equipment side, the state is targeting a ramp-up in heat pumps: 1 million produced in France by 2027, with a goal of 8.8 million installed by 2030.
